Business Tenancies are either contracted out or have benefit from Security of Tenure, meaning that Tenants have a right to renew their lease in accordance with the Landlord & Tenant Act 1954, (Part II) As amended. Banco would normally advise a Landlord or Tenant 6 – 18 months prior to the expiry date of the lease to ensure that the right action is taken to protect their position.
Banco would give essential valuation advice on whether the current rent passing is the correct Market Rent upon this advice Notices are served. It is important to have the information in advance in order to make your decision. We also deal with any negotiations right through to the completion of a new lease and work close with your legal advisors.
If at any stage the Tenant does not wish to renew a lease, Banco Commercial Agency will help re-let or sell the property.
